Comp searches are illegal, per NCAB standards; (See our Appraisal Issues Page), however we can legally perform an appraisal without inspecting the property, also known as a "desktop valuation." The process of ordering this pre-paid service is similar to that of an appraisal and is explained at the link above. We must have the form contained in that link filled out and signed to process this request.
This service is available in the following counties: Wake, Durham, Orange, Chatham, Lee, Cumberland, Wilson, Nash, Edgecombe, Harnett, Johnston, Granville, Wayne, Guilford, Forsyth, Randolph, Alamance, Rockingham
Of course, NO option is as reliable as....
Step 3
Order an appraisal!!
It's economical. It's reliable, and it's ethical. Let a real estate professional do their job and determine the true, defensible market value of the property. There is no substitute for a professionally-prepared appraisal for determining the true market value of any property. AVM and Desktop reports are nowhere near as reliable.
